  • Maintain member satisfaction and goodwill
  • Enforcement of Covenants, Conditions and Restrictions, By-Laws, Association's Rules and Regulations, and Resolutions of the Board of Directors
  • Draft and prepare correspondence
  • Procurement of Insurance coverage and processing of claims
  • Compliance with all applicable laws and regulations
  • Initiation and coordination of necessary legal action
  • Assist in the preparation of and participation in an Annual Homeowner's Meeting

  • Assist in soliciting competitive bids for non-emergency services
  • Maintain schedule of required preventative maintenance
  • Conduct vendor background check and obtain relevant certificates of insurance including worker's compensation and general liability insurance
  • Receive and promptly handle all common space emergency service requests
  • 24-hour on call emergency service

Financial Services

  • Timely payment of obligations
  • Electronic processing of regular and special assessment homeowner dues
  • Assist in delinquency collection
  • Assist in establishing annual budget
  • Preparation of year-end closing statements and annual financial disclosures
  • Maintain accurate records of receipts and expenses
  • Prepare monthly financial statements which include:
    • Balance Sheet
    • Income and Expense statement showing monthly and year-to-date amounts compared to budget with variances
    • General ledger
    • Check register
    • Reconciled bank statement
    • Accounts receivable
